Project objective: Assess legal and urban planning risks before starting design documentation development and investments

Real estate market analytics of the Kyrgyz Republic

Project objective: Obtain an objective picture of the real estate markets in Bishkek and Issyk-Kul region for making investment and development decisions by a foreign investor
Work progress: Residential, commercial, hotel, and office real estate markets were analyzed; price and market benchmarks were determined (prices, rent, ADR, occupancy, LTV). The investment environment, infrastructure, and legal regime of the FEZ 'Tamchy' were studied, including regulatory restrictions of the Issyk-Kul biosphere territory
Result for the client: An analytical base was formed for the master plan, business plan, and project concept: market assessment, competitive environment, SWOT, risks, and investment recommendations for project positioning

Supervision of shopping and entertainment center reconstruction

Task: Supervise the reconstruction of a shopping center with an area of 16,000 sq.m with control over design, approvals, and construction
Solution: Design supervision, approval and expertise processes were ensured, as well as technical representative functions of the Client with control over deadlines, quality, and compliance of design and construction solutions
Result: The reconstruction project was implemented under independent Client control, with risk minimization and transparent management at all stages

Due Diligence of a real estate property before long-term lease

Task: Assess the risks of long-term lease of office premises with an area of 1,000 sq.m before signing the main agreement and payment
Solution: A comprehensive Due Diligence was conducted, including technical, legal, and urban planning audit of the building and land plot, as well as analysis of the possibility of legalizing the property and using the adjacent territory
Result: Critical risks were identified under which the property was subject to demolition; the Client refused the deal, avoided legal proceedings, and saved approximately $200K in potential losses
